Erik will walk through your home beforehand, assessing it with his interior design eye. Often, a few small changes are all it takes—no major renovations are needed. Then, Hadewij will photograph your home at the right time of day to capture the best light, and she’ll create a 3D tour and a mood video so that viewers can virtually walk through your home online.

When do I pay the brokerage fee?

Only once your home has been sold. You’ll then pay 1% of the sale price, including VAT. There are no setup fees.

What does "all-in" mean?

It all’s included: photography, video, 3D tour, listing on Funda, all viewings, negotiations, and coordination with the notary. No separate charges added later.

Can I find out what my house is worth before I make a decision?

Yes. The in-home appraisal is free and non-binding. You’ll receive a well-reasoned valuation and a clear plan, and then you can decide at your own pace. You’re under no obligation.

Should I renovate before I sell my house?

Usually not. Often, small changes make all the difference: decluttering, a fresh coat of paint, the right styling. During the initial consultation, Erik will take a look with you and give you his honest opinion on what will and won’t be worth the effort.

How soon can my home be listed on Funda?

After our initial meeting, usually within two weeks, depending on the scheduling of the styling and photography. We'll plan this together, at your own pace.

How do you determine the asking price?

Based on actual sales in your neighborhood and state, the unique features of your home, and what we see during weekly showings. We always set the asking price in consultation with you.

Why a 3D tour?

Viewers are already taking virtual tours of your home online. Anyone who books a viewing after that is truly serious. Few real estate agencies offer this as standard; with us, it’s included.
