Everyone looking for a home in Amsterdam thinks the same"How do I find something before it is gone?"
"Is this asking price realistic, or do I have to overbid heavily?"
"What if something is wrong with the foundation or the roof?"
"How much should I offer to win, without regretting it?"
"And how do I make sure I do not get it wrong, next to my busy life?"
You do not need to have the answers. That is what we are here for.
Where do I start?

Starting is one conversation about what you are looking for.

You do not need a watertight wish list yet, knowledge of funda or a clear picture of what is feasible. You book an introduction and we come round, or you come to the Singel. Within an hour you know what is realistic for your budget and what you can expect from the search.

Free, without obligation and without small print. Then you decide whether you want to continue with us. Rather search on your own for a while? That is fine too, at least you know where you stand.

How do I find it in time?

We often see it before funda does.

Through our network and the contacts we have built up over 18 years, we regularly hear about homes before they are widely offered. We set up a search profile for you by neighbourhood, type of home and budget, so you hear straight away when something comes along.

That way you do not have to keep refreshing funda every evening. You see what suits you, we do the rest of the detective work.

Will I win the bidding?

That depends on three things.

A good purchase is no coincidence and no gamble. It comes from how quickly you are there, how well you know the condition of the home, and how you negotiate. We take you through those three below.

One: early access and speed

Amsterdam moves fast. So do we.

As soon as a home matches your search profile, you hear it from us, often before it is on funda. You get time to think calmly about what we already see: does this really suit you.

At a viewing we look critically with you straight away, so you know the same day whether it is worth pursuing.

Two: the structural and legal check

What you do not see can cost you dearly.

At every viewing we take a critical look at the condition of the home: damp, cracks, the foundation, what is going on at the owners' association (VvE). If we have doubts, we recommend an official structural survey before you make an offer.

We also go through the legal side: the purchase agreement, the VvE documents, any ground lease (erfpacht) conditions. That way you sign knowing what you are signing, not on a gut feeling.

Three: negotiating

Bid sharply, without regrets afterwards.

Together with you we decide how far it is sensible to bid, based on recent sales in the area and the condition of the home. Not a shot in the dark, but a well-founded offer.

At the negotiating table Micha stays calm until everything has come out of it that is in it, without you feeling that you are missing out or paying too much.

Our advice in practice

We tell you honestly what we see, even if that means advising against it.

Placeholder · early access A buyer for whom we found a home before it was widely offered.
Placeholder · structural defect A negotiation in which a structural defect brought the price down considerably.
Placeholder · sharp bidding An overbid that still stayed well within budget thanks to a sharp bidding strategy.
Coming soon: another story from practice.

Four places for real examples from our own purchase guidance, Micha will fill them in.

What do I have to do myself?

Your to-do list, when we handle it:

That is all. We do the rest, and after every step you get an update from us. That way you keep the overview, without the detective work.

Book an introduction

And what does it cost?

One fixed price. Nothing more.

€3,500 including VAT for full purchase guidance, up to a property value of €1,000,000. If you go above that, we agree a tailored rate in advance. No hidden costs.

And that includes everything:

You always get one clear agreement from us on paper in advance, with no surprises afterwards.

Nothing suitable within your search period? We agree that in advance too. Read the frequently asked questions

Who will I be working with?

No changing faces. Just the four of us.

At large agencies you get an account manager, an intermediary and a call centre. With us, over coffee, you meet the same people who search with you, join you at viewings and stand next to you at the civil-law notary. You have their number, not that of a switchboard.

A few practical points

Frequently asked questions

What does a buying agent cost with you?

You pay a fixed price of €3,500, including VAT, for full purchase guidance up to a property value of €1,000,000. Above that amount, we agree a tailored rate in advance. No surprises afterwards.

What is included in that price?

Searching and selecting, joining you at viewings, a structural and legal check, the bidding strategy, the negotiation and guidance all the way to the civil-law notary. One fixed price, no separate items.

Can I get acquainted first before I decide anything?

Yes. The first introduction is free and without obligation. We discuss what you are looking for, what is realistic in this market, and how we work. Then you decide.

Do you also look for homes that are not on funda yet?

Yes. Through our network we regularly hear about homes before they are widely offered, and we set up a search profile for you so you hear straight away.

Do you also check the structural condition?

At every viewing we take a critical look at the condition of the home and the foundation. If there is any doubt, we recommend an official structural survey before you make an offer.

How do I know whether the asking price is right?

We compare with recent sales in the same neighbourhood and weigh up the condition and particular features of the home, so you know whether bidding is sensible and how far to go.

Do you also help with the financing?

We think along about what is feasible, and refer you to an independent mortgage adviser for the financing itself.

Do you work in all of Amsterdam?

Yes, in every Amsterdam neighbourhood, and also in Amstelveen and Diemen.
